Custom Home Building in Waterloo
Custom homes in Waterloo, where most new custom building now means rebuilding on a mature lot.
Waterloo has very little vacant land left for a single custom home, so most custom building here happens on lots that already have a house on them. The Westmount streets along the Kitchener border have some of the most sought-after mature lots in the region, with large trees and houses that are often already substantial, so a rebuild has to be designed carefully to fit the street. Beechwood and Upper Beechwood have large 1970s and 80s homes on generous lots, and a knockdown there is often about replacing a dated, poorly insulated two-storey with something built for current needs. Closer to Uptown, Mary-Allen and Lincoln have older, smaller houses on narrower lots where zoning setbacks and side-yard access decide the design. The same lot homework applies as anywhere in the region: what the City of Waterloo's zoning allows on your lot, whether any part of it is near Laurel Creek or another regulated feature, what the water and sewer laterals are like, and which trees you are trying to keep. Waterloo also allows additional residential units, and a detached garden suite on a deep lot is a common project for families who want a parent close by. Neighbours are close on all of these lots, so demolition, deliveries, parking and grading get planned with them in mind. The City of Waterloo issues the permits and publishes its zoning rules, and that is the first place to check before paying for drawings.

Frequently asked questions
Do you charge more to build outside Kitchener?
The house does not cost more because it is in a township. The site does. A well, a septic system, a long driveway, a hydro service run and travel time for trades are real costs on a rural lot, and they are broken out on their own lines in the quote rather than buried in a square-foot number, so you can see exactly what the lot is costing you.
Do you help before I have bought the lot?
Yes, and that is the best time to call. Zoning, servicing, conservation authority regulation, subdivision design rules and site costs can all be checked before you firm up an offer. Finding out after closing that the lot needs a septic design it cannot fit, or sits in a regulated valley area, is an expensive way to learn.
