Kitchener Custom Home Builder is a booking line. It is not a construction company and it is not a directory that sells your enquiry to a list of bidders. It connects you to one local, licensed custom home builder working across Kitchener and Waterloo Region: the mature infill lots in Forest Hill, Westmount, Rockway, Victoria Hills and Stanley Park, the newer lots in Doon South and Huron South, the valley lots along the Grand, Waterloo's older neighbourhoods, and the village and rural lots in Wilmot, Woolwich, Wellesley and North Dumfries.

A custom home is the largest purchase most people ever make, and it is sold with less information than almost anything else. That attracts a particular kind of selling: a square-foot price that leaves out half the project, allowances set low to make a quote look good, a large deposit before any drawings exist, and a schedule nobody really believed. Anyone who has priced a custom home in this region has seen at least one of those.

The point of this site is a straight line to a builder who looks at the lot before talking about the house, breaks the whole project out line by line, including the site costs, sets allowances you can actually build with, gives you a realistic schedule, and says plainly when a semi-custom plan, a different lot or a renovation contractor would serve you better.

Before you sign with anyone, including the builder behind this site, look them up on the HCRA Ontario Builder Directory and read what Tarion says about new home warranty and deposit protection. That is the check that matters, and it is free.

What we will not do: publish reviews we do not have, invent a rating or a count of homes built, show a portfolio of houses that are not ours, publish a fixed price for a custom home, claim any brand, dealer or product certification, or sell your phone number to a list of companies who will all call you. This site is new. It says what it can do and nothing more.

What the builder handles

• Design-build custom homes, from lot review, drawings and 2D and 3D design through selections, permits, construction and occupancy
• Knockdown and rebuild of older houses on mature city lots, including demolition and service disconnects
• Rural and estate lot homes, including coordination of wells, septic systems, driveways and hydro service
• Detached garden suites and backyard homes built as additional residential units
• Custom and semi-custom bungalows for downsizers
• Coordination of permits and approvals, including the building department, the Electrical Safety Authority and, where it applies, the Grand River Conservation Authority

What it does not handle

This is a new home site and the work is new homes. Renovations, additions and basement finishing in existing houses are other jobs, usually for other contractors, and you will be told that rather than sold a rebuild you do not need. Land purchase, lot severances and legal work belong with your real estate agent, the township or Region planning staff, and your lawyer. Structural engineering, soils reports and surveying are separate professional disciplines, and those reports come from people qualified to produce them. Mortgage and construction financing belong with your lender. Construction falls under Ontario's Building Code, electrical work is permitted through the Electrical Safety Authority, and workplace coverage runs through WSIB.

How this works

When you call 548-490-5453 or send the form, your details go straight to the custom home builder's office. They talk through your lot, your brief and your budget, look at the lot, and tell you what it allows and what the site is likely to cost before any design work starts. Design, pricing and the contract come after that, in writing, with the whole project broken out. The work is done under the builder's own HCRA licence, Tarion enrolment and insurance. Your information is not sold, not shared with a list of competing companies, and there is no markup added to your build for the introduction.

What we won't do

• Quote a firm price before someone has seen the job.
• Send anyone into your property who we would not have in our own.
