Custom Home Building in Ayr & North Dumfries

Custom homes in Ayr and across the rural lots and estate subdivisions of North Dumfries Township.

Ayr is a small village with good access to Highway 401 and to Kitchener, and it has become a common choice for families who want a custom home on a bigger lot without a long commute. In the village, newer streets have serviced lots that build like a subdivision lot, often with design guidelines from the developer, and older streets near the centre offer occasional infill lots. The Nith River runs through Ayr, and lots near the river and its valley may fall in areas regulated by the Grand River Conservation Authority, so a lot with a view of the water needs that checked before an offer is firmed up. Outside the village, North Dumfries has rural lots and estate subdivisions where private wells and septic systems are the norm. Estate lots have usually already been approved for a house, which makes them simpler than a stand-alone rural parcel, but they tend to come with their own rules on house size, setbacks and design. On any rural lot, the well depth, the soil for the septic bed, the driveway length and the hydro service run are the costs that move the budget, and they are listed separately in the quote. North Dumfries Township issues building permits and sets zoning for these lots. Downsizers look at Ayr too, for a custom bungalow in a small community that is still close to the city.

Frequently asked questions

Do you charge more to build outside Kitchener?

The house does not cost more because it is in a township. The site does. A well, a septic system, a long driveway, a hydro service run and travel time for trades are real costs on a rural lot, and they are broken out on their own lines in the quote rather than buried in a square-foot number, so you can see exactly what the lot is costing you.

Do you help before I have bought the lot?

Yes, and that is the best time to call. Zoning, servicing, conservation authority regulation, subdivision design rules and site costs can all be checked before you firm up an offer. Finding out after closing that the lot needs a septic design it cannot fit, or sits in a regulated valley area, is an expensive way to learn.
