Custom Home Building in Woolwich Township
Custom homes in Elmira, St. Jacobs, Breslau, Conestogo and the rural lots across Woolwich Township.
Woolwich covers two quite different kinds of building. Elmira and St. Jacobs, and the growing community of Breslau, have village and subdivision lots where a custom home is on municipal services and builds much like a city lot, with the township's zoning and sometimes a developer's design rules. Outside them is some of the most active farm country in Waterloo Region, and building a house there is a different project. Rural lots are generally on private wells and septic, and the soil, the water table and the lot size all shape the septic design and where the house can sit. Livestock barns and manure storage nearby can affect where a new house is allowed under Ontario's minimum distance separation rules, so check that before buying land. Horse-drawn buggies and farm equipment share the roads, which matters for construction traffic and deliveries as well as for daily life. Conestogo and the lots along the Grand River and the Conestogo River have views people pay for, and they also sit in areas the Grand River Conservation Authority may regulate, so slope, floodplain and setback questions come first. Woolwich issues its own building permits and septic approvals. A long driveway and a hydro service run are common on rural lots here, and both are priced as separate lines so the house price stays honest.

Frequently asked questions
Do you charge more to build outside Kitchener?
The house does not cost more because it is in a township. The site does. A well, a septic system, a long driveway, a hydro service run and travel time for trades are real costs on a rural lot, and they are broken out on their own lines in the quote rather than buried in a square-foot number, so you can see exactly what the lot is costing you.
Do you help before I have bought the lot?
Yes, and that is the best time to call. Zoning, servicing, conservation authority regulation, subdivision design rules and site costs can all be checked before you firm up an offer. Finding out after closing that the lot needs a septic design it cannot fit, or sits in a regulated valley area, is an expensive way to learn.
